  • Renovate the historic 1892 site and buildings and create public areas for the community to gather and enjoy.

  • Following State Law by changing the zoning to C-N/C-D (Neighborhood Commercial/Downtown) to comply with the 2040 General Plan Land Use Guidelines.

  • The proposed mixed use will spread the intensity of the project throughout the day, and will include neighborhood serving micro-retail, food service and small art studio / office space.

  • The historic character and natural features of the site (Arroyo Corte Madera del Presidio Creek, views of Mt Tam, and heritage trees) will be preserved and will create an attractive site for the community.

  • Small, incubator spaces will support local business development and growth.

  • The plan includes "good Neighbor " policies, which will be incorporated into the leases on the site to support and protect the neighborhood.
